Networking with Coliving Operators: Sourcing Seller-Financed Assets

I’m currently building out a pipeline of off-market residential properties specifically curated for the coliving space. My focus is on sourcing homes that have existing seller-financing in place, allowing for a much smoother acquisition process without the typical bank underwriting hurdles.

The goal is to provide turnkey, cash-flowing assets for operators looking to scale their portfolios. These properties generally target $5k/mo gross income potential and are selected with an eye toward appreciation and tax advantages. Most of our properties have interest rates under 4%.

My standard deal structure:

  • Financing: Acquisition of existing seller-financed notes.
  • Security: All transactions are professionally serviced through a third-party company.
  • Structuring: I use a structured legal framework (Land Trusts/Memorandums) to ensure a clear, protected title and equitable interest for the buyer.
