First- Time Home Buyer Looking for Options

First- time home buyer here looking to move from California to Tennessee to be closer to my family who lives in the area. I would prefer more of an owner-carry agreement with a 5% down payment at first with a balloon payment due in 5 or so years. This gives me time to make any necessary repairs or fixes before refinancing to a traditional mortgage and be fully settled into the community for employment and work.  I do vinyl flooring and am a handyman. I'm looking at a max home price of around $150,000 on atleast 1 acre where I'm able to have chickens and a grow vegetables. It could be 45-60 mins outside Knoxville, Maryville, Sevierville or general area. I don't mind a mobile home as long as it's newer than 1976 but would prefer a stick built home.
