Early/Small Portfolio Maintenance Tracking

Been self-managing 3 doors with a friend for a few years and finally feel like I have a decent system: 

1. Zillow for rent collection and finding tenants - makes it easy to collect rent and run background checks on tenants

2. Stessa for the financials - Don't really use it for anything else but connect it to my accounts and export then hand to my CPA at the end of the year.

3. Maintenance - This has been a big gap for us and haven't had found anything that has really fit for us. We want to self manage and all the existing apps seem to offer WAY too much for a big price and google sheets is simple (and we can share it between the two of us) but unless you're keeping an eye on them they aren't built to remind what's next on the maintenance schedule. 

Curious what others are using for this specific piece...is there something obvious I missed? I ended up building something (yes, coded with the help of AI) that we are actively trying out - its been fun so thought I'd share if anyone else is having issues like us - DueDoor Maintenance Tracker; I'm genuinely curious to know if this would be helpful to others.
