Private Lending - HELP!

Hey everyone, I am looking for a private lender to help me secure an investment property in Southern New Hampshire. I have an amazing opportunity of a lifetime to secure a single-family property from a trust that we had set up. I've spent the last two years of my life working on this project and I could potentially lose it because of the banks ridiculous and evolving rules. The property is generating $6000 per month off of room rentals and will soon be at $7500. The property can be purchased from the trust between $275,000 --$300,000 and the current value sits at over 600K. After updates and renovations, the value will be north of 700,000. I am a realtor 1099 and my biggest hopes was a bank statement loan but they changed the rules about using rental income to qualify. I write everything off. I've also tried for DSCR and hard money but there has been a caveat that I have not been able to navigate around. I'm searching the whole planet for resources, please point me in the right direction if you know anybody that can help, I don't care what the terms and conditions are.
