San Jose Home Affordability for Buyers

San Jose home affordability can look very different once you put it next to national benchmarks. Over the three months ending May 2026, Redfin data showed San Jose's median sale price hovering around $1.47 million. That’s 211% higher than the national average. Redfin also points out that the cost of everyday life in San Jose is substantially greater than what most Americans contend with. Living there costs 83% more than the U.S. average. Housing plays a large role in that. But buyers should still consider the general cost of living when assessing affordability.

When you compare the San Jose housing market to the rest of the United States, the affordability gap becomes easier to understand. A common way to measure housing affordability is by determining if yearly ownership costs take up less than 30% of median household income. Research from Econofact in 2025 showed that across the U.S. the yearly cost to own a median-priced home reached nearly 47% of the median household income. That’s why doing your homework will benefit San Jose buyers.

Use that information to your advantage. Don’t let that gap discourage you from buying into this market. Informed buyers can move forward with better offers, make decisions quicker, and know how to negotiate based on value instead of sticker shock.
