But they all work for the BRRRR, I have a duplex right now that will cashflow 1200+/month, they are only asking 45k - it needs cosmetic work to both sides (65k - 70k), ARV is 145k. The rent is 1.5%+ of the value. Building will bring in 2600 - 2800. Mortgage on a 145k building will be 1100 - 1200.
