Something worth knowing if you're actively flipping or about to pull the trigger on a deal.

Private lending has gotten a lot more flexible. No appraisal, no upfront costs, and closings happening in as little as 48 hours on clean deals. Up to 90–100% of purchase and rehab covered*, and FICO as low as 620 qualifies though lower scores typically come with prepaid interest factored in, so run your numbers accordingly.

The deal does most of the talking. If the numbers work, the financing moves fast.
