• Location: Southern Nevada (Henderson submarket — one of the fastest-growing MSAs in the US)

• Site: 0.79 acres, infill location on major highway with transit access

• Product: Mix of 1BR/1BA and 2BR/2BA units, ~743 SF average

• Parking: Structured podium garage (105 spaces) + street parking

• Amenities: Clubhouse, fitness center, pool/spa, pickleball court, gated entry

• Status: Entitlements in progress, demolition-ready, construction start targeted Q3 2026

• Timeline: 24-month build, delivery 2028
