Looking for a USDA lender

Hello, my fiancée and I are looking to move out of our small town to a house in the country and then rather than selling our current house we would turn it into a long term rental. We have been trying to work with usda lenders and it always comes back to the same issue. I have been graduated and had my business for over 2 years and she graduated last year. And on paper we didn't make a whole lot of money in 2024. Although in 2025 my business did better and I was able to bring in more as well working another job part time. She also worked a few places to help provide some more income. My question is are there lenders that would focus more on the past year and the current income that is coming in and wouldn't average it out over the past 2 years. We are just looking to get a pre approval for a usda loan to help cover the down payment to see how much we would be able to work with. We are also not in a expensive market, we would only be looking for around 130-150k. Any advice or info would be much appreciated because we would love start investing now and not have to wait another year.
