Our Orca Series DSCR Loan program is built for the creative and forward-thinking investor utilizing advanced strategies to maximize returns past the traditional cookie-cutter single family rental. With DSCR Loans built for emerging strategies, the Orca program is both BRRRR-friendly (with no restrictions on cash-out refinances after just three months seasoning) and STR purchase perfect (qualify revenue on acquisitions of short term rentals with 100% -- no haircut -- of AirDNA Projections, Appraisal STR Projections or even the Seller's financials). Beyond friendly underwriting on STRs, the Orca Series program has LTR-friendly qualification rules too, allowing up to 120% of market rent (if rented above-market) or up to 120% of in-place rent (if rented below-market) and allows for vacant refinances with no rental income haircuts or limits on vacant units (1-4 unit residential).
