I am looking for an RE agent who is knowledgeable on the OBBBA and cost segregation process and the different asset classes. I am looking for Absolute NNN property, and I would like the agent to assist me in narrowing target properties and ultimate the purchase process.

Before looking to buy a property, make sure you can extract the tax benefits you are hoping for. Which means - consult a tax expert, not a realtor.

You mentioned NNN, and it is much harder to pass the "material participation" test with NNN properties. Which might block you from using cost segregation/bonus depreciation. So talk to one of us tax professionals first.
