DSCR lender $80k and under?

Hey guys,

I'm buying and wholesaling in theMemphis, TN, Birmingham, AL, Cleveland, OH, and Kansas City, MO areas. Does anyone have a reputable DSCR lender that can fund under $80k price points? I'm striking out on the references I've seen so far.

I'll need a reputable DSCR lender for my own personal buying as well as for referring wholesale deal buyers to the majority of my buyers are using DSCR loans and either have previous real estate experience or are newer investors looking to build a portfolio. i sometimes by in florida too when it makes sense.

We can work on 1-4 properties for DSCR loans that appraise for at least $75K and that the appraiser will mark "as is" on the appraisal report meaning that the property is ready to rent and no health or safety issues or deferred maintenance issues are present.

The loan amount depending on the appraised value can be down to $50K depending on the borrower middle mortgage FICO credit score and LTV. This is for non owner occupy investment properties for purchases and refinances for cash out or to improve the rate. Since you mentioned needing a mortgage professional for yourself as well as buyers, I work with investors who have experience as well as newer investors where this is the first investment property and they might currently be renting.
