Hope everyone had a good long weekend. Now that we're back, here's a quick checklist I've been sharing with a few investors before H2 gets busy:

✅ Confirm your exit timeline still holds given current rates and comps
✅ Add cushion to your rehab budget for material cost creep
✅ Refresh rent comps if you're using DSCR financing
✅ Use recent closed comps (not active listings) for ARV
