Flexible Financing Options for Active Real Estate Investors

Been getting a lot of questions lately about what's actually available for investment financing, so figured I'd lay it all out in one place so you can see how much better these terms are compared to what's typically out there.

DSCR (rental income based, no W2s needed):
• Purchase up to 85% LTV (720 FICO)
• Cash-out up to 80% LTV (720 FICO)

Fix & Flip:
• No appraisal, no experience needed — up to 90% of cost (680 FICO)
• With experience — up to 100% of cost, appraisal required (720 FICO)

Ground Up Construction:
• No prior experience required — up to 85% of cost / 70% ARV (660 FICO)

If any of these ring a bell for a deal you're sitting on, drop a comment or submit here! Curious what people are working with right now.

*Rates, LTV, and program terms are subject to change and vary based on borrower credit profile, property type, and market conditions. Not all applicants or properties will qualify. This is not a commitment to lend.
