Seeking $200K JV / Equity Partner – 10-Unit Baton Rouge

We are seeking a JV / equity partner to bring the full $200,000 required to complete the capital stack on a 10-unit multifamily acquisition in Baton Rouge, Louisiana.

To be completely clear: we are NOT looking for another senior lender, bridge lender, broker, loan consultant, flash-fund provider, or anyone charging upfront/application/commitment fees.

Senior financing is already arranged. We need the full $200,000 from a real JV/equity/private-capital partner.

Deal

  • Purchase Price: $610,000
  • 10 units: all 2 bed / 1 bath
  • Target rent: $850/unit
  • Apartment income: $8,500/month
  • Laundry: approx. $500/month
  • Stabilized gross income: approx. $9,000/month / $108,000/year
  • Property management: $600/month
  • Reserves: 5% of gross income
  • Insurance modeled: $4,000–$7,000/year
  • Projected stabilized NOI: approx. $88,400–$91,400/year

The business plan is straightforward: complete remaining light repairs/turnovers, eliminate the remaining STR use, stabilize all 10 units as long-term rentals, and refinance.

Exit / Valuation

Using the stabilized NOI:

At a 9% cap:
Estimated value: approx. $982K–$1.016M

At an 8.5% cap:
Estimated value: approx. $1.04M–$1.075M

At an 8% cap:
Estimated value: approx. $1.105M–$1.143M

The target is to refinance in approximately 12 months after stabilization.

Even using a conservative 9% exit cap, the projected stabilized valuation is significantly above the $610,000 purchase price.

What We Need

Approximately $200,000 total, funded by the capital partner.

We have already put approximately $20,000 into the transaction through due diligence, inspections, financing-related costs and other deal expenses, and we do not have additional sponsor cash available for closing.

JV / Equity Structure

  • Investor funds the full $200K
  • Negotiated preferred return/equity structure
  • We handle day-to-day asset management, repairs, property management coordination, bookkeeping and stabilization
  • Target investor buyout/refinance in approximately 12 months

Junior Capital + Equity

  • Full $200K funded
  • Fixed/preferred return
  • Principal targeted for repayment at refinance
  • Negotiated minority equity participation
