I'm Andrew and I've been building Lease Vault — a focused lease management tool for small landlords in the 5–50 unit range. Not a platform, not a marketplace. Just one product that does four things well: lease creation with state-aware templates, a rent-roll ledger so you can see who's paid and who hasn't at a glance, automated email reminders to tenants before rent is due, and a clean year-end export for your accountant.
The reason I built it: Buildium and AppFolio are built for property management companies. If you own 10 doors and manage them yourself, those tools are overkill and overpriced. Most landlords I've talked to are still doing this in spreadsheets and email. That's fixable.
