Frustration with extended warranties on appliance - new tool; user feedback

As a homeowner, I have gotten really frustrated with the money and time I spend on repairs. I've been quoted $500 to flush a hot water heater to then immediately see a DIY video on Youtube explaining how to do this in 15 minutes for $15. And I forget about extended warranties I buy from Home Depot.
Thus, I've built this tool - https://ownwise.io/ - and I'm trying to see if this will help landlords, property management companies, and new home buyers / realtors.
