Been on a lot of calls lately and it's rarely the interest rate that sinks a deal. It's usually one of two things.
Numbers get run on hope instead of real comps. Or the exit strategy is still fuzzy when someone asks about it, sell, refinance, or hold, and the investor hasn't actually decided.
Both are easy to fix if you catch them early, before you're too deep in to change course.
