Heading into the weekend, figured I'd share something that helps a lot of newer investors avoid delays once they're ready to apply.

Having these ready before you submit your file makes a real difference in how fast things move:

~Purchase contract or executed LOI
~Entity documents if you're closing in an LLC
~Insurance contact info so a binder can be requested quickly
~Scope of work if the property needs rehab
~A clear exit strategy, whether that's sell, refinance, or hold

None of this is complicated, but having it organized upfront instead of scrambling mid file saves everyone time, especially you.
