A term sheet and a proof of funds letter are two of the most underused tools in an investor's toolkit, mostly because people assume they cost money or take days to get.

They do not have to. As a private lender, we issue both at no cost. A term sheet gives you real numbers to work with before you are locked into a contract, and a proof of funds letter puts you in a stronger negotiating position the moment you submit an offer, especially against buyers who are still scrambling to prove they can close.
