🤔What is needed for ID Requirements for a DSCR Loan?
➡️A clear, legible copy of a government-issued photo ID for each guarantor, which can be a driver's license, passport or state ID card, one of which is typically provided easily by US Citizen borrowers (guarantors). For permanent resident aliens, a copy of the "green card" (Alien Registration Receipt Card I-551) is also required. For non-permanent resident aliens, a copy of an unexpired visa will be required as well as an unexpired employment authorization document (EAD, Form I-766). DSCR Lenders that lend to non-permanent resident aliens will typically have rules around how much time is left on the visa before expiration, typically requiring anywhere from six months to three years of remaining visa eligibility before expiration.
For DSCR Lenders that offer true "foreign national" DSCR Loans, then there will likely be a separate process regarding identification, which will typically include a passport of country of origin and documentation related to location of permanent residence.
