The Spreadsheet Says Raise Rent. Should You?

The spreadsheet might say you can raise the rent, but that doesn’t mean you automatically should. Rental investing is a people business, and every rent increase can trigger a reaction—from a tenant happily paying more to an expensive vacancy, turnover, repairs, and leasing costs.
