The Trade Off Experienced Flippers Should Actually Be Making

Most conversations around fix and flip financing focus on removing barriers for newer investors. This one goes the other direction, for investors who have already built a track record.

If you have 10 or more completed flips behind you and a 720 FICO, there is a program that funds 100% of purchase and 100% of rehab*. An appraisal is required, but for an investor with that level of experience, the appraisal is not a barrier, it is what unlocks full leverage on the deal.

That is the trade off worth understanding. Newer investors often take a lower leverage, no appraisal path to move faster and reduce friction. Experienced investors with a proven history can trade that appraisal step for full funding on both sides of the deal, purchase and rehab, keeping significantly more of their own capital free for the next project.

If you have the track record, this is the program that should actually be on your radar, not the entry level option built for someone earlier in their career.
