TurnAudit: structured turnover documentation for STR hosts and managers

I am Isaac Conaway, founder of TurnAudit. I built it for short-term-rental operators who want a more consistent record of property condition across turnovers.

TurnAudit guides hosts, managers, and cleaning teams through room-by-room baseline, pre-clean, and post-clean video walkthroughs in a phone browser. Eligible uploaded originals receive SHA-256 integrity records, and TurnAudit reports whether an independent RFC-3161 timestamp was granted. Optional advisory AI can point the host toward possible damage, stains, missing items, cleaning oversights, or objects left behind for human review.

The original recording remains separate from the advisory AI layer. The AI can miss issues or flag things that are fine. TurnAudit does not determine responsibility, claim eligibility, or claim outcomes. Platforms, insurers, owners, and managers apply their own rules and judgment.

The free trial includes one turnover, requires no credit card, and includes one advisory baseline AI review. It does not include AI review of the pre-clean or post-clean turnover walkthroughs. The free record must be exported within 90 days.
