Looking for Section 8 Property Manager in Fort Wayne, IN
Hi BP community,
I own a 4-plex in Fort Wayne, IN (46808) that is currently managed as traditional long-term rentals. I’m considering transitioning some or all of the units to Section 8/Housing Choice Voucher tenants to potentially improve occupancy and overall performance.
I searched the BiggerPockets property manager directory but couldn’t find a good match specifically for a Fort Wayne property manager with strong Section 8/FWHA experience.
Does anyone here own Section 8 properties in Fort Wayne and have a property manager they would recommend?
Ideally, I’m looking for a PM who can handle the entire process—tenant placement/screening, FWHA paperwork, inspections, lease-up, rent collection, annual inspections/recertifications, maintenance, and communication with the housing authority.
I’d also appreciate any insight on what you’re paying for management (monthly percentage, leasing fee, renewal fee, Section 8-related fees, maintenance markup, etc.).
If you’re currently operating Section 8 rentals in Fort Wayne, I’d also love to hear how your experience has been with FWHA, achievable rents, vacancy, and inspections.
