HML - 100% purchase costs and rehab costs

Hello Everyone,

I am looking for a HML who can lend me 100% of purchase costs and rehab costs. My criteria is buy-hold in Northern VA and has an all-in costs of 90k with an ARV of 130-140k. I am willing to pay points and would be coming up with closing costs. My goal is to establish long term relationships and expand the portfolio. I have experience in Baltimore market but that's mostly flips.

Please message me if you have any HML recommendations who can work with such criteria for rental deals (great cash-flows) in Northern VA.
