Everyone wants off market deals, right? I assume that's because they don't want the added commission.

What If; a property is available in same price range as cash buyers are paying in that area?
Shh! don't tell the seller but the investor demands far bigger discounts than a 6% MLS Commission, correct?

What If; we have a contact list of those buyers and know precisely what they are doing right down to average cost per sqft?
Retail Comps always excluded. Skews the results

What If; some additional due diligence is done for them?
1/ Condensed Home Inspection Report.
2/ One Owner Back Title Report.
