Second Position Commercial Purchase Loan

I have a offer on a commercial property that is asking the seller to carry a second position. If the seller declines due to the having to carry a second position is there second position purchase loans available? 

Deal is 1.5M I am bringing 10% have a few banks willing to do 80% LTV and asking seller to carry 10%.

Any advice would be appreciated.
