  Nice response... sounds like you have a machine going there.. reality though is that 1 out of a million may be able to replicate what you have done.. but congrats on doing it.

I myself churn quite a bit of property but I buy it all...not on your scale as I am a one man closing machine.. but I will do 10 a month.. so I know how hard it is.. and of course I am selling 10 a month and have 30 to 40 of them in rehab at all times...

My system if I chose to sell it or teach it though is dead simple but the complete opposite of what those that sell get rich in RE teach and sell.. My model is of course extremely capital intensive.. as opposed to wholesale flipping were you teach the masses how to move contracts with little money out of pocket..

But I come from owning a 50 million dollar HML company and am used to moving dollars around not contracts.. your probably way smarter than I for doing what you do.. I just stick to my ole tried and true buy rehab sell routine..
