Lending Assistance Needed

I am a new investor. I am looking for financial backing for a small investment property. It is a mixed use building that has 2 apartments and a full service tavern. The tavern business includes a liquor license, cigarette license, inventory and all equipment. I have 20 years of bar/restaurant experience. I have very little money to invest, but I am completely dedicated to purchasing this property as it would be a great start for me. It is certainly small enough for me to manage. The seller has indicated they are motivated but not enough to engage in a seller finance deal. With this said, I am looking for a lender that will believe in me, my skills and my project. The numbers make sense especially if I can secure a lender or lenders that see that the project has value. I have a complete biz plan, supporting numbers etc. What I don't have is a track record. I have tried some of the hard money lenders here on BPs but they seem as astringent as conventional banks regarding how much money I can invest. I completely understand that "skin in the game" is of great importance and I am willing put everything I have into it. If there is anyone here on BPs that can help me get started, I'd love to hear from you. Thanking you all in advance for any help or advice that can be offered.
