Looking for gap funding

Hello, 

I am looking for leads for gap funding on a potential rehab project ~100-200k and would be comfortable being second lien on the property. At this point I am looking to network with potential lenders. I currently DO NOT have a specific property under contract, just looking to build relationships first. Due diligence note: I am fairly new to rehabbing but I have been getting advice and mentoring from an experienced rehabber first hand. 

I am also interested in Joint Venture opportunities.

Properties would mainly be in the Washington DC/ Northern Virginia areas.
