Money Partner Needed

I am looking for a money partner in a deal that i have been looking at. The subject property is a 4 bed two bath sfr that is located in orange county, ca. It is listed at 338k but comps are in the low threes and I wanted to offer no more than 214500 for the property. I would like to do a buy and hold for a three year period at which point we would sell the property. Rents are in the 2300 to 2400 range and the rental market in the area is very healthy.The split would be as follows, 8% preferred return to the investor and anything after that would be split fifty fifty. I would handle all property management as i am close to the house at a 6% rate. If you are interested let me know! I would also appreciate any feedback from you guys in reagrds to the structure of the deal etc. Thanks.
