Conventional flip/refi - ARV no seasoning
Hi BP family! Besides being an investor, I am a nationwide lender with direct Fannie/Freddie with no overlays. One of the niches that I can do, that many other conventional banks and lenders cannot, is that I can lend on your new after-repaired value right when the rehab is done with no seasoning. So you can cash out refi, or sell the house to another buyer, without the usual 6 month waiting period. And at competitive conventional rates, not HML or PML.
I also can lend up to 10 financed properties with conventional financing, not the 4 or 6 restriction that many other banks and lenders have.
