Need JV partner with $80 million

I have identified and structured a major real estate deal in Las Vegas. It will take between $65m and $80m to complete the transaction. There is more than one exit strategy, but the fastest makes $200 million in 6 months. This is a serious deal with a short window. For more info, please be prepared to sign an NCND. No brokers please.
