Construction Loan for Passive Solar Rental

Just can't buy anything that makes sense, so I'm going to develop my lot.

Plan to build a 4bd 4ba house as the second house on my existing rental property. I'm going to operate house as a private dormitory, so I'm going to be paying all the expenses. 

Need about $260K.
