I'm working with a fix & flip investor on this property and have it listed on MLS at $660,000.

Due to a number of circumstances, we need to move this property quickly and therefore present an unusual offer.

It's not exactly a wholesale, where the client is in serious trouble and wants out at any price.  It's a circumstance where we're willing to sell at a strong discount if it's done quickly.

The rehab is very nearly complete and the home shows VERY well.  Over 3100 square feet of living area, 5 bedrooms in a prestigious town with easy access to major commuting routes makes this a great find.

We have solid comps in the mid-$600s and are willing to move at $580,000, with the agreement that it will be listed through me on MLS. (If by some chance, you want to occupy or buy & rent, we'll work out a separate fee to cover my commission).

There's almost nothing to do to bring this property up to turnkey.  The full basement needs some sort of flooring over the pure cement.  That's about it - though, of course, your own due diligence is required. 

My bet is that if you buy it at $580,000 and leave it on the market, you'll sell it at about $650,000.
