Offering competitive interest on purchase of 6-unit complex

Hello!

I am seeking a private money loan for $265,000 to purchase and renovate a 6-unit apartment complex in Kalamazoo, MI. The purchase price is at an 18.1% cap rate with built in equity. With rehab and proper management I can increase the rent by 37% and the value by 57%. I am offering 8.75% straight interest/year on a 4-year loan regardless of prepayment. This yields the investor not only above current return on investment for most retirement portfolios but over $40,000 more in interest than a regular 4-year compounding interest loan would pay with the way the proposal is written. I have submitted an offer to purchase the property, and I also have a detailed business plan for this project complete with a profit & loss statement, cash flow statement and exit strategy for the investor which is available upon request.
