HOW DO I FIND CONVENTIONAL LENDER FOR LOW END PROPERTIES?

Hello everyone.  I have been hit with a dilemma.  I have clients who need conventional loans, but most of the lenders they go to will not lend no less thank $70k.  How do I find Lenders who will lend $40k and up?
