Being that St Patrick's Day just passed, I'd say you would be more likely to find a Leprechaun and a pot of gold than a private lender willing to part with their money at 4-6% on a 30 yr basis!  Maybe you should change your expectations slightly or get your income and credit ready to qualify at a bank. Good luck!
