$ Monterey/Carmel, CA development project. $
We are developers in search of funding for the Acquisition/Construction of 6 lots located in Monterey/Carmel, CA inside Clint Eastwood's Private subdivision called Tehama & Monterra.
(2 lots are located in Monterra, the other 4 are in Tehama)
-2 Monterra Lots have Approved Architectural Plans already in place ready for permits to be pulled. (We want to acquire these 2 first due to being shovel ready)
-As soon as the 4 lots in Tehama are sold, Clint Eastwood is set to release 4 more lots priced at a $1,500,000+ higher than these which in turn will increase the value of these lots exponentially.
-Minimum Home size allowed to be built in the subdivision is 4,000 Sq. Ft.
-Homes in the area range from $3,000,000-$20,000,000+
-Tehama homes are in high demand due to the exclusivity & they very rarely come up for sale.
-We have $33,000,000 in Real Estate Tax Credits, $8,000,000 of which are set to expire & need to be used up with in the next 18 months. (Tax Free profits on possibly up to $100,000,000) (We plan on using some of the $8,000,000 in credits on this 6 lot project)
-Possible 50/50 profit split.
-Willing to give away % of corporation so investor can benefit from tax free profits.
-We have built over 15,000+ homes around the country. Including many in the $10,000,000+ range in Beverly Crest & Pebble Beach. Some other places where we have built in are Colorado, Marina Del Rey, CA ($100,000,000 project), San Diego, San Francisco, San Jose, Monterey, & many more through out California.
-We have various other projects we can move on/Roll over profits into as well for example (Small & Large Tract home Developments, Spec House Developments, Hotels, Assisted Living Facilities, etc..)
-We have over 30+ years experience & we were a publicly traded corporation.
