Line of Credit

Hello,

I am about to sell my 3rd flip in June and am looking to buy some more.  I am looking for an unsecured line of credit that I can use to help buy houses in my area or with my partner (who is in a different area).  I have pretty good credit and don't need a huge loan but am wondering who does this and if any BP'ers have advice on where to go.
