30 homes in Jacksonville, Florida
Spoke to a seller today who is ready to part ways with 30 homes in Jacksonville. Investor has been at it quite some time, worked with Homepath and is a certified FHA mortgage consultant.
Gotta admit I am really excited, but with skeptical optimism. The investor indicates he knows no one in the area but saw my signs and wanted to see if we can work together. I am certain the investor is probably much more savvy than that but is telling me that to make sure my motivation is high. I would venture to guess these houses are going to get shopped to most everyone working in NE Florida..hope I am wrong and I get first dibs but I highly doubt it.
Question and advice? How best to handle a potential large opportunity like this? In the sellers words, these are good homes, not dumps and most are rented with a few vacancies currently. All are "rent-ready" with a few needing some cosmetic repairs and or light rehabs.
Will have list to me late today or first thing tomorrow so I guess i need to get ready to make 30 offers by the end of this week. I don't know if I can physically go see each one or doubt I can since they have renters.
The seller said they were trying to do package deals on all their houses but larger investors were only willing to pay 30 cents on the dollar if they were to buy the entire package so therefore the sellers just wants to start selling one or two off the list of 30 at the time. Honestly, I plan to buy them all if the numbers are right. Looking forward to your comments.
