OPPORTUNITY
This offering presents an opportunity for accredited investors to participate in the purchase of single family residential properties to be renovated and sold in the States of Florida and Georgia. The primary geographical territory to include, The Pan-Handle of Florida and Southern Georgia. Investors are expected to earn 10% annualized return on a debt offering.
The sponsor of the project is Swell REI with the principles each having over 10 years' experience in real estate acquisitions and the renovation of single family residential properties.
The Company is offering up to $5,000,000 of 10.00% Secured Promissory Notes to individuals and entities that qualify as “Accredited Investors” within the meaning of Regulation D under the Securities Act of 1933, as amended (the “Securities Act”). The Notes will mature on September 30, 2019, but may be extended for an additional ninety (90) days in the Manager’s discretion. The Notes will pay interest quarterly at a rate of ten percent (10.00%) per annum. There will be no sinking fund or reserve established by the Company for the purpose of funding the repayment of principal and/or interest on the Notes. Notwithstanding that the Notes may be issued at different times during the Offering Period, and may therefore have different issuance dates, they will all be treated similarly with respect to priority of repayment or any interest in collateral. We have been involved in the facilitations of millions of dollars worth of properties and are always looking for project partners for each of our deals. We work with a number of banks in Tallahassee but that will only take us so far. We also use private money lent to us by individuals that want to get a much higher rate of return. These loans are secured by first or second position mortgages set up by our attorneys at Manausa Law firm in Tallahassee.
