Whitney - You're going to get the worst kind of GC. You need to get the car and drive around the areas not too far from where you'll invest. Every time you see a rehab, go introduce yourself to the owner and contractor.
Exchange cards with them and get to know what they do (shouldn't do). Ask the contractor what their specialties are. If they say, "I do everything." You probably don't want to work with them.
Painters are good at painting and sheet rocking or they know a good sheet rocker. Plumbers often know a couple tile guys or tile guys know plumbers.
You also will do all right going to Home Depot in Midtown or Buckhead. Watch the trucks come in with logos. If they're too nice, you can't afford them. Too beat up and you can't afford them. You can see what kind of materials they're loading or buying and get a handful of contractors there to start you off.
