Woodland Park, CO-8 Unit (OFF MARKET)

My partner and I currently have a 8 unit "cabin" property located in Woodland Park, Colorado under contract.
Quick Facts:
- 9 cabins total on 4 acres of land (8 cabins are currently livable)
- 2-2BD (1 furnished)
- 6-1BD
- Average rent-$720
- Built 1950's
- All rustic but have updated plumbing and electric.
- Heated by wood stoves(all updated and approved by insurance)
- Cistern Water
- Comes with deeded water rights, very rare, but no active well. Water is hauled onto the property and stored in a water tank. Must be filled once a week.
- Septic System
- Currently used as month to month residential rentals but could potentially increase NOI by converting to nightly or short term vacation rentals.
- Close to Colorado Springs
What I am looking for (In order):
- 1.Capital partner
- 2.Financing partner (portfolio or private lender)
- 3.Offers on the property as a whole. This would involve a “double close”
