Need a 60/40 partnership asap

Hello BP community, 

I recently won a bid on a home that was up for auction in OR. My initial partner can no longer do the deal and I'm strapped for cash with 2 flips going on at the same time. I'm looking for someone who is willing to do a 60/40 split. I need someone to come in with the funds, either in full cash or be willing to pay for the HML loan by paying the down-payment, the closing fees, the holding cost/interest payments, and the full renovation and I'll take care of everything else. You as the investor would take 60% of the profits and I would take 40% for bringing/finding the deal, designing and project managing the renovation.

I'm an experienced investor with a few successful flips under my belt and each one has always profited at least $30k net.

I'm going to be direct and say that I'm only looking for honest colleagues, not someone who wants short-cut things just to make a buck. I'm very passionate about what I do and expect that I'm given that respect. I've unfortunately dealt with a lot of dishonest people in RE and on BP, I've tried to give people the benefit of the doubt and have ended up regretting it in the end so now I really listen to my gut.
