Advice on my Executive Summary and plan to turn $4M into $5M

I am Marcus, a new investor trying to get advice to start in real estate. I am not asking for funds yet as I am getting my ducks in a row first for what lenders hope to see.  But I have an Executive Summary and plan to turn $4M into $5M for the lender in under 7 years, (probably 3 years but 7 to be safe), while I still make a good return as well. Can anyone and everyone review the summary and provide advice and feedback?
