I'm interested in any lender willing to lend between $140k-155k in western Massachusetts on a commercial property being purchased at 65% of assessed value - 30% down - 30-year am.

Lower floor: 4/6 storefronts rented already provide 1.1+ DCR assuming 50% expenses. 2 vacant storefronts ready to be rented.

Upper floor: vacant class/office space - the plan would be to redevelop into apartments or condos.
