NPL Alert - Foreclosure sale Set

Tampa NPL that has the sale date set.  The borrower signed a consent judgment and  has been entered. The sale date is set for 2/21/2018.  There are several potential exits on this asset:

1) Take the asset back at foreclosure, rehab the property and then retail the property at the ARV value of $220,000.

2) Buy the loan and let it go at the auction for 150-160K

3) Buy fix and hold as a rental

We are looking for 140k and will assign the note, mortgage and judgment.
