Need a help to locate first deal

I have been looking for properties for a long time, however end of no good luck of finding one. I am looking into connect with wholesalers in colorado, or any agent who specializes in off-market deals in colorado. My budget is 200k and less. I have hard money lender willing to invest my deals. The properties could be single/multi family, or condo, townhouses. Thanks!
